3 - East Area Sanitary Sewer (Lift Station)

February 13, 2024 - The law firm of Ahlers & Cooney, P.C. is hereby instructed to bring on behalf of the City of Dallas Center, Iowa, a judicial action to review and affirm the City's authorization of its eminent domain authority for the project.

January 9, 2024 - Public hearing was held prior to final action on project approval to consider a public improvement project (East Area Sanitary Sewer Improvements Project) which may require acquisition of agricultural land. City Engineer Bob Veenstra explained that resolution 2024-3 being considered is procedural and is needed to keep the process moving forward for the lift station project.  After extensive council consideration, a motion was made passed authorizing public improvement which may require acquisition of agricultural land. 

December 12, 2023 -City Engineer Bob Veenstra reported they are moving forward with the design and this will be a spring/summer project.  He discussed the need for appraisal as the City is obligated to offer fair market value for the easements. Click HERE for map of easements.

November 14, 2023 - Amendment No. 8 to the Dallas Center Urban Renewal Plan is adopted - adding territory to facilitate the construction of the Northeast Sewer Project, including the lift station.

October 10, 2023 - City Engineer Bob Veenstra reviewed the projected area to be added to the urban renewal plan.  This territory will be added to facilitate the construction of the Northeast Sewer Project, including the lift station.  Dallas County Board of Supervisors has given consent for the inclusion of extra-territorial property.  Click HERE for information on Urban Renewal Amendment #8.

August 8, 2023 - Charles Goodall has reached out to Engineer Veenstra about beginning to develop the area known as Skye View Estates.  Veenstra mentioned that the City may want to consider expanding the existing urban renewal area versus establishing a new renewal area.  Future financing options were discussed.  Council was amenable to moving forward and being prepared for developing to begin with Skye View Estates. July 11, 2023 - City Engineer Veenstra outlined the background and financing options for a lift station to support future developments.  The council agreed to continued conversation and exploration of options to provide services to additional development to the east.  (Click here to listen to a recording of this meeting - discussion about this project starts at approximately 50:00)  Click HERE for information outlining the scope of the project.

May 9, 2023 - Piper Sandler and Engineer Veenstra are collaborating to reasonably work out some joint arrangement with the developer.  Veenstra explained in detail the 3 options that may be available to finance a lift station. June 14, 2022 - City Engineer Veenstra gave an update on Northeast Area Sanitary Sewer Planning including a possible future Lift Station. The council was agreeable to continuing discussions with the developer.  Click HERE for Engineer's Report & Map

May 10, 2022 - Engineer Veenstra discussed the possible extension of storm sewer in the easterly portion of Sugar Grove Avenue and discussed a potential to create two separate TIF districts, using the first part for the storm sewer outlet for Skye View Estates (with the developer paying the upfront costs and being reimbursed by the City) and the second part for a sewer lift station that would serve the north east area.  Engineer Veenstra discussed potential Northeast Area Sanitary Sewer Planning and the Council is generally agreeable to the concept.  Click HERE for letter and map regarding Future Sewer Service.
